SB 1426 passed the Arizona legislature and was signed into law on May 29, 2026. The purpose of the bill is to ensure easier removal of squatters from property. This change in the law does not apply to tenants, former tenants or family members. It applies only to individuals who truly have no authority to be in residential property. We still recommend providing proper written notice in most cases, but a forcible entry and detainer may be filed in some cases an eviction action may be filed against squatters without the written notice.
